Notice of Public Hearing – Dahlonega City Council and Board of Zoning Appeal on Monday, September 20, 2021

Please take notice that the Governing Body of the City of Dahlonega has received zoning applications which will be heard by the Dahlonega Planning Commission on September 13, 2021, at 6:00 p.m.  The Dahlonega City Council will then hold a public hearing on these applications on September 20, 2021, at 4:00 p.m.  Action on them will be taken by the City Council at the next regularly scheduled meeting following the City Council public hearing. The second request also includes a variance application which shall be routed to the Board of Zoning Appeals after recommendation by the Planning Commission as noted in Item 2 below.  Each meeting will occur at City Hall, 465 Riley Road, Dahlonega, Georgia. To be reviewed are the following

  1. A request submitted by Resurgens Capital Advisers, LLC on behalf of the property owner Leanna LP (REZN-21-1).  The subject property is further identified as being Tax Parcel 077 249 located on Summit Drive, Dahlonega, Georgia 30533. The request is to amend the existing Planned Unit Development zoning to allow for a total of 61 residential units to be constructed on the 21.75 acre tract. The units are anticipated also to serve as short term rentals. The request is being made under the provisions of Ordinance 91-9 as it appears at Appendix B to the Code of Ordinances of the City of Dahlonega.
  2. A request submitted by Highlands Development Group, LLC   on behalf of the property owner Roberta Green Sims.  The subject property is further identified as being Tax Parcel 078 004 located on 370 Summit Drive, Dahlonega, Georgia 30533.  The request is to amend the existing Planned Unit Development zoning (Phase II of the original PUD) to allow for a total of 74 residential units to be constructed on the 73-acre tract. The request is being made under the provisions of Ordinance 91-9 as it appears at Appendix B to the Code of Ordinances of the City of Dahlonega. A simultaneous variance application (BZA-21-10) has been filed regarding the subject property by Corey Stalnaker on behalf of the property owner requesting a variance of the existing zoning requirements so as to allow the 74 residential units above referenced thereby increasing the units allowed from 37 to 74.  This matter after recommendation by the Planning Commission will be heard only by the Board of Zoning Appeals at its meeting noticed for 4:00 p.m. on September 20, 2021, at City Hall, 465 Riley Road, Dahlonega, Georgia 30533.
